The Cost of Renting in Southern California: A Look at WalletHub’s Rankings and Zillow’s Rent Data
The cost of renting in Southern California continues to rise, making it one of the most unaffordable regions for tenants in the United States. A recent study by WalletHub analyzed the value of being a renter in 182 cities across the country, including 18 in Southern California, and the results are staggering.
According to the study, the top 9 cities in Southern California for renters cost an average of 12% more than the lower-ranked cities. While the quality of rental life in the region is relatively high, with the top 9 cities averaging a No. 27 ranking for livability, the cost of renting in these cities is significantly higher.
For example, Irvine was ranked as the top rental spot in Southern California, with a national ranking of No. 22 overall. Despite being graded poorly for affordability, Irvine was ranked 10th-highest nationwide for quality of life. However, tenants in Irvine pay an average of $2,390 in rent per month, making it one of the most expensive cities for renters in the region.
On the other end of the spectrum, San Bernardino had the worst rental grades in Southern California, with a typical rent of $1,327 per month, which is 45% lower than Irvine. Other cities in the region, such as Huntington Beach, San Diego, and Fontana, also ranked high for quality of life but had high rental costs.
Overall, Southern California’s rental market is becoming increasingly unaffordable for tenants, with cities like Los Angeles and Glendale ranking poorly for affordability. As rents continue to rise, many renters in the region are feeling the pinch of high housing costs.
